Bausan 12 is made of double/matrimonial rooms (Africa) and matrimonial rooms (Clodia), where a third bed can be added, single rooms with a 160 cm bed (Lucrezia), and a family room (Suite Musica) with 2 large usable balconies and 2 double beds where a third single bed can be added, equipped with a meeting table, sofa, an upright piano, and bathroom with double facilities. The suite can accommodate up to four gueste plus one in the additional bed.
All our rooms are air-conditioned and equipped with a hairdryer, internet access, and flat-screen TV. Our guests will find a private bathroom for each room, all inside the room (except for ‘Clodia,’ where it is external but for exclusive use), a set for preparing tea and infusions, and a warm environment.
The lounge, fully equipped kitchen (including the microwave oven and a pod coffee machine), a veranda, and a large equipped terrace/garden are available to guests in the common area.
A guarded and video-surveilled garage for your car is available upon request.

There are no restrictions for late night acces.

LUCREZIA

The quiet and colorful room “Lucrezia“, after passing a small hallway from which it is possible to access the large windowed bathroom, opens onto the large double bed 160 cm wide, next large three-light window overlooking a tree-lined garden.

The amenities include free Wi-Fi, air conditioning, heat pump, LCD TV, hairdryer, and an electric boiler for preparing tea and herbal infusions.

CLODIA

The bright “Clodia” is the tennis room: the furnishings are complemented by vintage objects that evoke the style and elegance that characterized this sport in the ’60s/’70s. It is equipped with a large double bed 160 cm wide, and a spacious expandable desk/table. The private bathroom, personal and for the exclusive use of the room, is located outside the room.

The amenities include free Wi-Fi, air conditioning, an LCD TV, a hairdryer, and an electric boiler for making tea and herbal infusions.

AFRICA

The “Africa” room with its ethnic décor is a celebration of the African continent, particularly Eastern Africa. The furnishings, paintings, and objects are all original from Kenya, Ethiopia, Eritrea, and Tanzania. The room, equipped with a colorful designer bathroom, can be set up as a double or twin room with either a 160 cm double bed or two separate single beds. At the far end, there is a large three-panel window overlooking a tree-lined garden.

Amenities include free Wi-Fi, air conditioning, a heat pump, LCD TV, hairdryer, and an electric boiler for preparing tea and herbal infusions.

Suite MUSICA

The family room “Suite Musica” is the true flagship of the property: it is a very large studio apartment thet can be used as a mini apartment divided into two areas, accommodating an entire family of up to 5 members with the additional bed. It is equipped with a sleeping area with a large double bed of 160 cm and a living area with a meeting table and a large sofa bed. The very large bathroom, precisely because it is suitable for family use, features a spacious shower and a double sink.

Of great value is the antique furniture in 18th/19th century style, on which a vertical piano and a music stand, also made of antique wood, stand out. Two balconies, one of which is livable, exposed to the sun and equipped with chairs and a small table, allow you to enjoy the mild climate of the Eternal City in complete privacy. The amenities are completed by free Wi-Fi, air conditioning, heat pump, LCD TV, hairdryer, and an electric boiler for preparing tea and herbal infusions.
