We are in the Vatican / Prati neighborhood, near St. Peter Basilica, the Vatican Museums, the streets of “movida” Rome nightlife, shopping and the most important squares in the center of Rome.
Bausan 12 contains single, double and family rooms, all with private bathrooms and some with exclusive balconies, the Bausan 12 is located on the second floor of a grand palace.
The common areas consist of a large open-plan kitchen, a bright living room, a veranda and a large terrace of about 70 square meters, quiet and surrounded by greenery, which will give you moments of pleasant relaxation. Here you can have breakfast, have an aperitif and you can relax at your leisure.

This extraordinary location allows the guests of the Bausan 12 to combine art and culture of the magical alleys of the Eternal City with shopping, evening entertainment and nature / hiking / photographic tourism which is ideal for families thanks to the presence of the Park Of Monte Mario, site of remarkable natural interest. The equipped trail that starts just a few meters from the property, runs through the park immersed in the woods alternating with clearings and terraces, offering breathtaking views ranging from the Old Town to the modern rationalistic architectures of the monumental complex of Foro Italico and the EUR until reaching the Architectures of contemporary Rome signed by famous archistars such as R. Piano, P.L. Nervi, Z. Hadid, S. Calatrava. In the background, the green Colli Albani.
The trail, with numerous variants that engage in the final section (Stage 44) of the trans-European naturalistic-historical-cultural path of the Francigena Via, born in medieval times and still connecting Canterbury to St. Peter today (it includes, in the urban section besides the aforementioned Park, the larger one named Insugherata ) closes around the structure and houses on top of it, the famous “Zodiaco” lookout point where you can have a romantic dinner under a starry sky at an elegant restaurant.
